The Grant County Unified Development Code Section 23.08.020 (a) (1) currently allows accessory structures not exceeding 1500 square feet to be permitted prior to the construction of the primary use, which is the dwelling. The WA State Residential Code regulates dwelling units and their accessory structures and the term accessory structure includes garages, among all other structures that are accessory to the primary dwelling. The building code limits private garages to 1,000 square feet when constructed as the primary structure on residential lots so the amendment is necessary through an amendment to Title 14 Section 14.04.050, to add a definition for a detached residential garage as a primary use to the residential code.
