The PRDD permits modifications of the bulk and use regulations and performance standards of the underlying Rl-Single-Family Residential Zone. Location: The project site, Parcel number 110052000, is located between S Beaumont Dr. and Eastlake Dr. (unimproved) and east of Power Point Park. Pursuant to WAC 197-11-350(3), the proposal has been clarified, changed, and conditioned to include necessary mitigation measures to avoid, minimize or compensate for probable significant impacts. An environmental impact statement (ELS) is not required under RCW 43.21C.030. The necessary mitigation measures are listed below, the Environmental Checklist and other information is available. TheDepartmentofArchaeologyandHistoricPreservation(DAHP)statewide predictive model indicates that there is a high probability of encountering cultural resources within the project area. Therefore, a professional archaeological sur vey of the entire project area will be conducted. The report will meet the DAHP's Standards for Cultural Resource Reporting. 2. The proponent commissioned Nelson Geotechnical Associate, Inc. to prepare a Geotechnical Engineering Evaluation on the subject property dated December 7, 2021. The report includes recommendations for site preparation and grading, structural fill, temporary and permanent slopes, foundations, retaining walls, ero sion control and site drainage. The proponent will comply and implement the recommendations identified in the Geotechnical Evaluation. The applicant will re cord the Geotechnical Evaluation with the Grant County Auditor. The Auditor's File Number shall be noted on the final plat and all future construction shall ad here to the recommendations. 3. Fences will be constructed of noncombustible material such as chain link, stucco, or concrete. 4. Firehydrantsarerequiredandthemaximumspacingwillbe500ft.TheFire Department will approve locations of fire hydrants. This MDNS is issued under WAC 197-11-350. The Optional DNS process (WAC 197-11-355) was used and there is no comment period.
