Notice is hereby given that a PUD Subdivision and SEPA Checklist were received on August 14, 2006 from Familigia LLC (Designated Contact: Stephen P. Walker III, 524 Second Avenue, Suite 200, Seattle, WA 98104, 206-682-2500 ext. 15); and were found to be technically complete and preliminarily appear to be consistent with the Unified Development Code and other applicable State and local requirements as of August 14, 2006. PROJECT: A Planned Unit Development (PUD) preliminary subdivision of the ~695-acre Columbia River Reserve Master Planned Resort into 117 lots and implementation of the approved master plan. The Resort will include: 1) Sage Cliff, 2) The Cave B Estates Winery, and 3) The Inn at Cave B. ADDITIONAL PERMITS: None. STUDIES REQUIRED: Traffic Study, Cultural Resource Survey, Wetland Delineation, Geotechnical Study, & Priority Habitat and Species Study. LOCATION: Just south of the Gorge Amphitheater on the east and west side of Silica RD NW and north of Baseline RD W; and including portions of S 36 & 32, T 19 N, R 22 E, WM, Grant County, WA. (Portions of parcels 15-0028-000, 15-0574-000, 15-0574-010, 15-0572-000, 15-0573-000, 15-0576-002, 15-0576-003, 20-1525-000, & 20-1526-000) ZONING: Master Planned Resort. Required mitigation will be pursuant to the Unified Development Code. OPEN RECORD PUBLIC HEARING: Planning Commission hearing, 7pm, September 6, 2006 in the Commissioner's Hearing Room, at the Grant County Courthouse, 35 C Street NW, Ephrata, WA 98823. At this time any person(s) may appear and provide testimony. Copies of the application materials (File #06-4520) are available from Hector Torres at the Grant County Planning Department at 32 C St. NW, Room 26a, P.O. Box 37, Ephrata WA 98823, (509) 754-2011 extension 623; office hours are 8am - 12pm and 1pm - 5pm, Monday - Friday. Comments must be submitted no later than 5pm September 4, 2006 to the Planning Department. All comments should be as specific as possible and may be mailed, hand delivered or sent by facsimile. Any person has the right to comment, receive notice, participate in any hearings, request a copy of the final decision, and appeal the decision as provided by law and County Code. This may be the only opportunity to comment on the PUD Subdivision and SEPA Determination.
